Home/For developers

Built around your project, not a standard package.

For developers in Melaka, and further afield by arrangement. This page sets out the four commitments we make to every project, the market data behind them and our own project record. The developer presentation goes into each in detail.

What we commit to

Four commitments, the same on every project.

From the first site walk to the last handover, these four shape how working with us goes.

01 · Custom solution

A renovation plan shaped around your development.

No two projects get the same package. We work from your unit types, finishes schedule, purchaser profile and handover date, and come back with a plan that fits: a show unit, purchaser packages, defect rectification before vacant possession, or the whole block.

  • Site walk and drawing review before any pricing
  • Price per unit type, itemised by stage
  • Programme aligned to your handover date
02 · Show unit sponsorship

We finish your show unit and sponsor the material.

A show unit or sales gallery fitted out with our finishes and cabinetry, with the material cost sponsored by Smart Tenn Living. Your purchasers see the real finish on launch day, and we earn the right to be their renovation contractor.

  • Basic showroom proposal prepared per development
  • Material cost sponsorship on the show unit
  • Same finishes offered to purchasers at launch
03 · Volume pricing

One price per unit type, for every purchaser in the project.

Because we buy and schedule for whole blocks, the package price is quoted once per unit type and holds for the launch. Your sales team can put a renovation figure in front of a purchaser without checking back with us, and a defect raised by any purchaser comes to one company.

  • Materials and labour costed at project volume
  • Price per unit type, quoted once for the launch
  • After-sales handled by us under a written procedure
04 · Proven references

Years of unit renovations, with photos and dates.

Project references from our track record: sales galleries, model houses and purchaser units, each with scope, duration and defect figures, with before-and-after footage from completed work.

  • Sales gallery and model house references
  • Purchaser unit renovations with defect registers
  • Developer contacts available on request

What the Malaysian market says, and what it means for your project.

How many renovation packages could your project sell?

Units × first-year sales rate × package take-up among buyers. Sales rates are NAPIC's 2024 figures. The take-up default is our own record at Faithview Ambience, where one in four purchasers took a package.

Developer questions

What project teams ask before the first meeting.

How do you report progress on a block?
Every unit has a record with its stage, photos, hold-point sign-offs and defect list. A weekly report is compiled from those records and sent to your project team. Your representative also signs the two hold points that matter most to you.
Do you supply the materials or do we?
We supply and install. Paint, cabinetry, tiles and fittings come through Smart Tenn Living with one specification, one record per unit and one party responsible if something fails. If your development specifies a brand, we work to it.
What happens if something goes wrong after handover?
The purchaser reports it to us, not to a trade. Our after-sales procedure sets out how to report a defect, how quickly we respond and who is responsible, and each defect is logged, fixed and photographed. After-sales terms are agreed with each project.
Which areas do you cover?
Melaka, where we are based. Developer projects in Johor and elsewhere are taken on by arrangement, project by project. We present on site or at your office.
